Awaab’s Law

Awaab’s Law is new legislation that took effect on 27th October 2025. This law was introduced as a lasting legacy to two-year-old Awaab Ishak, who tragically died after being exposed to mould at his Rochdale home in 2020.

Its core purpose is to guarantee that every customer lives in a safe and healthy home and that social landlords, like Pine Court Housing Association, act swiftly when issues are reported. The law primarily focuses on requiring social landlords to fix reported problems, especially damp and mould, within strict, legally set timeframes.

Our commitment to fast action

Awaab’s Law sets strict deadlines for social landlords to respond to repair issues, and we are committed to acting quickly to keep you safe in your home.

  • If you report an emergency hazard (e.g. severe mould, gas leak, or electrical fault), we must:

    • Investigate the hazard and make your home safe (undertake safety work) within 24 hours of becoming aware of the issue.
  • For less immediate but still significant hazards, the law requires us to follow these steps:

    1.  Investigation – Within 10 working days of becoming aware of the hazard.
    2. Written update – Within three working days of the investigation finishing, providing you with a summary of the findings.
    3. Make safe (safety work) – Within five working days of the investigation finishing.
